Questions we get about roof inspection

How often should a tile roof be inspected?

Every two to three years once it's past fifteen, every year once it's past twenty, and after any storm that lifted tiles on your street. Most of what goes wrong on a tile roof is cheap to fix early and expensive to fix after the first ceiling stain.

Can you tell me how long my underlayment has left?

Within a couple of years, yes, once we've lifted tiles and seen it. Felt that's still pliable and dark has years left; felt that's gray, brittle and cracked at the laps is done. We photograph it so you can see what we saw.

Do you do inspections for home sales?

Yes — pre-listing for sellers, pre-purchase for buyers, and we'll meet the buyer's general inspector on the roof if they want. The report is written in plain language with photos and a remaining-life estimate.

Will you walk on my tile roof?

Carefully, on the supported part of each tile, and we leave a walk-pad path where the AC tech needs to go. Most cracked tiles we find were cracked by someone who didn't know where to step.

What about my foam roof?

Same idea: we check the coating, core-cut if there's any question about moisture, map ponding and punctures, and tell you whether it's a recoat year or not.
