How many broken tiles before it's a re-felt instead of a repair?

It's not the tile count, it's the felt. Ten cracked tiles over pliable, intact felt is a repair. Three cracked tiles over felt that crumbles when we lift it is the start of a lift-and-relay, because that felt is failing everywhere, not just under the broken tiles. We show you both with photos.

Can you match my discontinued tile?

Usually. Several West Valley suppliers stock salvage and discontinued profiles, and for the handful we can't find we pull matching tiles from a rear slope and put the closest available match where it won't be seen.

Why do the ridge tiles blow off in a storm?

Because the mortar they were set on in 1999 dried out, cracked and fell away, and the tiles have been sitting loose for years. A microburst finds them first. We re-set ridges and hips on fresh mortar or a foam-and-clip system that's rated for the wind.

Is foot traffic really that bad for tile?

Yes — it's the most common cause of cracked tile we see. Walk on the lower third of the tile where it's supported, never the middle, and ask anyone servicing your AC or satellite dish to do the same. We leave walk-pads where the AC tech needs to go.

Do you do clay tile too?

Yes. The clay two-piece and S-tile on the older Original Town Site and Litchfield Park homes is more fragile than concrete and needs more careful handling, and the replacement sourcing takes longer, but the work is the same.
