South and west of the Original Town Site, between Reems Road and the Loop 303 and from Bell Road down to Greenway, are the subdivisions that built out Surprise in the 2000s: Marley Park, the DMB master plan with about 1,820 homes in seven approved architectural styles around Heritage Park and the Heritage Club; Surprise Farms, the big Shea and Pulte tracts along Cotton Lane and the 303 in ZIP 85388; and Greer Ranch and Royal Ranch next door. The roofs are a mix — concrete tile on most, architectural shingles on the steeper upper roofs and on whole phases of Surprise Farms — and the ages run from 24 years on the first Marley Park and Surprise Farms streets down to a few years on the newest.
That spread is the work. The 2002–2008 phases are at the point where felt under tile needs to be inspected every year and shingles are reaching the end of their life in this sun; the newer phases mostly need storm repairs — the July 2024 and August 2026 microbursts both came through here — and the occasional warranty-era fix. Marley Park is the one neighborhood in Surprise where roof form and material are formally reviewed: the Design Review Committee approves changes by home style, and we prepare the product sheets and color samples it asks for. Surprise Farms' and Greer Ranch's associations review color changes; a like-for-like lift-and-relay is a notification.
