Roofing for Waddell and Wittmann — acreage homes, barns and the edge of the desert
West of the 303 and up US-60, Waddell and Wittmann are horse property, acreage homes and the open desert the monsoon storms cross first. Tile, metal and foam, with a longer driveway.
Waddell is the unincorporated community west of Surprise between the Loop 303 and the White Tanks, around Waddell Road and Citrus and Perryville — a town site from 1935 that's now a mix of acreage homes, horse property, a few 1990s–2000s tile subdivisions, and the new tracts Surprise and Buckeye are building up to its edges. Wittmann is further out, up US-60 past the Hassayampa in ZIP 85361: a railroad stop that's still a few hundred people on acreage, with older homes under shingle and foam, metal roofs on barns and shops, and a lot of sky. Surprise tried to annex it and gave up in 2024; it's still county.
Roofing out here is a mix we don't see in the subdivisions. Tile on the newer acreage homes, which takes the monsoon outflow off the White Tanks and the Hieroglyphics with nothing to slow it; exposed-fastener metal on barns, arenas and shops that needs screws re-set and panels replaced after wind events; foam and old shingle on the original homes; and dust — the haboobs that cross this open ground pack valleys and gutters with fine silt and sandblast coatings. Permits are through Maricopa County rather than a city; like-for-like re-roofing is generally exempt. The drive is longer, but we come out, and we answer 24/7.

Questions from Waddell & Wittmann homeowners
Do you come out to Wittmann?
Yes. It's about 25 minutes up Grand from Surprise. Inspections within a day or two, emergencies the same night.
Can you fix a metal barn roof?
Yes — exposed-fastener panels lose screws and back out closures in the wind, and the fix is re-setting with oversized screws, replacing damaged panels and redoing the ridge. We don't do new metal buildings; we keep the ones you have dry.
Why do my valleys fill with dirt?
Haboob silt. Dust storms cross open ground here and pack the fine material into tile laps, valleys and gutters, where it dams water during the next rain. Clearing valleys after a big dust storm is cheap insurance.
Is the permit through Surprise or the county?
Maricopa County, since Waddell and Wittmann are unincorporated. Like-for-like re-roofing is generally exempt; we pull the county permit when a material changes.
