Roof replacement

Roof replacement in Surprise — tile, shingle or foam, done right

When the tile is crumbling, the deck is soft, or the foam has been let go too long, a replacement is the honest answer. We tear off, rebuild the deck, and put on a roof built for 111 days over 100 degrees.

New concrete tile roof on a single-story stucco home in an active-adult community in Surprise, Arizona

Most Surprise roofs don't need replacing — they need a lift-and-relay, and we'll tell you that first. But some do. The clay tile on an older Original Town Site or Litchfield Park home is crumbling at the edges and the profile is long discontinued. A shingle roof on a Surprise Farms two-story has baked to the point the granules are in the gutters and the mat cracks when you lift a tab. A Sun City foam roof was never recoated, ponded for a decade, and the foam is saturated to the deck. Or a homeowner simply wants a different roof — a lighter tile, a cooler color, a shingle instead of the heavy tile the builder chose.

A replacement starts with a full tear-off to the deck, and in Surprise the deck matters: the 1996–2008 houses were sheathed in OSB, and OSB that's been wet under failed felt or ponded foam delaminates. We replace every soft sheet, run high-temperature synthetic underlayment, install new valley metal and flashings, and put on the roof you chose: concrete or clay tile with a foam-and-clip ridge system rated for microburst winds, architectural or Class 4 shingles in a reflective color, or new spray polyurethane foam with a silicone topcoat. A change of material means a City of Surprise permit, and most neighborhoods mean an HOA architectural approval — we handle both.

What's included

Full tear-off

Every layer off, down to the deck. No overlays — they hide rot, add weight to trusses designed for one roof, and void warranties.

Decking repair

Soft or delaminated OSB replaced at $90–$140 a sheet; we show you the sheets before they're covered.

Synthetic underlayment

High-temperature synthetic over the field, self-adhered membrane at eaves, valleys and penetrations.

All new flashings

Valley, headwall, sidewall, chimney and pipe flashings — new, not reused.

Wind-rated ridges

Tile ridges and hips on a foam-and-clip system; shingles hand-sealed and rated 110–130 mph.

Permit, HOA & cleanup

City of Surprise permit when the material changes, HOA architectural submittal, magnet sweep, photos the same week.

Questions we get about roof replacement

Replace the whole roof or just the underlayment?

If the tile is sound — and most Surprise concrete tile is — a lift-and-relay at $4 to $6 per square foot gives you a new roof system underneath for a third to half of what new tile costs. We recommend full replacement when the tile itself is failing, when the profile is discontinued and too much of it is broken, or when you want a different material.

Can I switch from tile to shingles?

Structurally, yes — shingles are a third the weight. Legally, it needs a City of Surprise permit because the material changes, and your HOA may not allow it; Sun City Grand and Marley Park both restrict roof materials by home style. We check both before quoting.

How long does a tile roof replacement take?

Three to five days for a typical single-story, up to a week for a large two-story. Shingle roofs are usually one or two days. We dry in every night.

What warranty do I get?

Manufacturer coverage on the tile or shingles — 30 years to lifetime depending on the product, 50 years on most concrete tile — plus our workmanship warranty on the installation, in writing. Arizona's ROC also enforces workmanship standards for two years after completion on any licensed job.

Do you handle the HOA?

Yes. A material or color change needs architectural approval in nearly every Surprise subdivision, and Marley Park's committee reviews roof form by home style. We provide the product sheets, color samples and the completed application.
