Sun City Grand is the biggest single roofing story in Surprise. Del Webb built 9,802 homes here between 1996 and 2005 — north of Bell Road, west of Grand Avenue, around the Granite Falls and Desert Springs golf courses and the Cimarron and Sonoran Plaza rec centers — and every one of them got the same roof: concrete S-tile or flat tile in the approved earth tones, over 30-pound felt underlayment, on a low-pitched single-story. Twenty-one to thirty years later that felt is at or past the end of its life, and the community is re-felting itself one street at a time. Most of our Sun City Grand work is exactly that: inspecting felt on roofs that look perfect from the street, telling owners honestly whether they have two years or five, and doing lift-and-relays with synthetic underlayment, new flashings and a foam-set ridge system, with the tile that's already there going back on. Every house on my street is getting a new roof. Do I need one?

Probably a lift-and-relay, not a new roof — and probably within a few years, not necessarily this one. Same builder, same felt, same sun means the roofs age together, but a roof that faces north or sits under a shade tree runs a little longer. A free inspection tells you where yours is.

What does a lift-and-relay cost on a typical Grand floor plan?

The common 1,600–2,300 square-foot single-stories run about $8,000–$12,000 in 2026 with synthetic underlayment, new flashings and ridges, and a broken-tile allowance. Larger plans with casitas and more hips run $10,500–$16,000.

Does the association have to approve it?

If your own tile goes back on, it's usually a notification, since nothing changes from the street. A different tile color or profile needs architectural approval. We handle the form either way.

How long will the work take and how noisy is it?

Two to three days on most Grand homes. Re-setting tile is noisy during the day; we're off the roof by early afternoon in summer and don't work weekends unless you ask.
