On a tile roof, water doesn't come through the tile — it comes through the underlayment beneath it, runs down the deck, and drops somewhere between two and fifteen feet from the hole that let it in. So we start in the attic with a flashlight instead of on the roof with a caulk gun: a stained truss, a rusty nail tip, daylight through a split pipe jack, a wet spot in the blown-in insulation. Then we go up, lift the tiles over that spot, and look at the felt itself. Questions we get about roof repair
Can you find the leak if it only shows up in a monsoon storm?
Usually, yes. Most Surprise leaks only show in a wind-driven downpour, and the attic tells the story either way: the stain pattern on the trusses and the deck points at the entry. If we can't find it dry, we water-test slope by slope with a hose until it shows — and we don't charge you to look twice.

Do I need a permit for a repair?
